Primary school, gutters by rope and roof safety testing

A primary school on Grand Avenue has had us clear its rainwater goods by rope access from portable anchors, and test its rooftop safety lines and eyebolts, several times since 2024, most recently in February 2026. The site manager books the work for weekends and school holidays so the children are never on site while we are on the roof.

Independent school, render repair and decorating

Damaged render repaired and painted in spring 2025, then the first year of a planned external decorating programme in February 2026, booked for the half-term break. Gutter clearance by rope access is quoted for the same site. See our Hertfordshire page.

Art college, annual window programme and repairs

External window cleaning across an art college's buildings under an annual contracted programme, most recently in August 2026. In June 2026 our window engineer investigated and repaired two reported window faults in a studio building, with the survey report and photographs sent to the facilities team.

University campus, cladding across five courts

Cladding panels cleaned across five accommodation courts in the summer break of 2026 with purified water and no detergent. The report said which panels responded, which did not, and why. Read the case study.

What a school or campus needs from a contractor

Work in the gaps. Weekends, half terms and the summer break for anything on the roof or at height. Early starts for anything at ground level on a working day. We put the year's work on the school calendar in advance.
Safeguarding. Every technician signs in, wears identification and is told the site rules before starting. The site manager knows who is coming and when, and any vetting the school requires is arranged before the first visit.
No scaffold where a rope or a pole will do. Rope access from portable anchors is how the Muswell Hill gutters are cleared, with no scaffold around a building full of children on Monday morning.
Roof safety that is actually tested. Schools have safety lines and eyebolts on the roof that their own contractors clip into. We inspect, load test and certificate them and keep a register for the site. See eyebolt testing.
Repairs as well as cleaning. Our window engineer repaired two window faults for the art college and reported with photographs. Render is repaired before it is painted.
Fire risk assessments. A school is non-domestic premises under the Fire Safety Order, with the governing body, the trust or the proprietor as Responsible Person. Our assessors look at the escape routes, the compartmentation, the science and technology areas, the kitchens and the boarding accommodation where there is any. See the fire risk assessment page.

How a school programme is set up

Site walk with the site manager or bursar, looking at the roofs, the anchors, the ground for a lift and the term dates.
A written year: what goes into which break, what can be done at ground level in term time with an early start, and what each visit needs from the school.
RAMS and technician details before every visit, so the school has them on file before anyone arrives.
Report after every visit: photographs, certificates for any testing, and a note of anything found on the roof that needs attention.

Common questions

Can you work while pupils are on site?

Roof and height work is booked for weekends and holidays, which is how the Muswell Hill school runs it. Ground-level reach and wash can be done on a working day with an early start and the elevation agreed with the site manager. Every technician signs in and carries identification, and any vetting the school requires is arranged first.

Do you test the roof safety lines our own contractors use?

Yes. Eyebolts and horizontal safety lines are inspected, load tested and certificated, and we keep a register for the site. The Muswell Hill school has us test its rooftop lines and eyebolts alongside the gutter clearance.

Can gutters be cleared without scaffold or a lift on a school roof?

Yes. At the Muswell Hill primary school the rainwater goods are cleared by rope access from portable anchors. Where the ground allows, a MEWP or a high-reach vacuum from the ground is used instead.

Do you repair as well as clean?

Yes. Damaged render at the Shenley school was cut out, repaired and painted before the decorating programme started, and our window engineer repaired two window faults for the art college with a survey report and photographs.

Who is the Responsible Person for fire safety at a school?

Usually the governing body, the academy trust or the proprietor, with the head and the site manager carrying it out day to day. The fire risk assessment must be suitable and sufficient and kept under review. Our assessors hold the NSA Level 6 Diploma and are IFSM registered, and the report arrives within 48 hours.

Can a university campus be done on a rolling programme?

Yes. The Dagenham campus was cleaned by reach and wash on a rolling programme with a written report after the call-out, and the Hatfield cladding was cleaned court by court in the summer break. Large sites are planned elevation by elevation with the estates team.
