Stratford, E15

Student tower, annual external window clean

A student accommodation tower on Stratford High Street, cleaned on an annual programme for the facilities management company. The September 2022 visit covered every elevation of the tower from the roof down, planned around the summer changeover so the glass was clean for the new intake.

Kensington Gore, SW7, and Battersea, SW11

Art college buildings, annual window programme and repairs

External window cleaning across an art college's buildings in Kensington and Battersea under an annual contracted programme, most recently in August 2026. In June 2026 our window engineer also investigated and repaired two reported window faults in a studio building in Battersea, with the survey report and photographs sent to the facilities team.

Muswell Hill, N10

Primary school, gutters and roof safety

A primary school on Grand Avenue has had us clear its rainwater goods by rope access, using portable anchors, and test its rooftop safety lines and eyebolts. The site manager books the work for weekends and school holidays so the children are never on site while we are on the roof. The February 2026 gutter visit was one of several since 2024.

Hall of residence, reach and wash

Reach and wash external window cleaning of a hall of residence on King William Walk, next to the Cutty Sark, in September 2019, for the same facilities management company we still work with today.

What we do in London

High rise window cleaning

Rope access and MEWPs for towers and tall blocks, with the anchors, rescue plan and cordons set out in the RAMS. See high rise window cleaning.

Commercial window cleaning

Reach and wash from the ground up to five storeys, and internal glass by hand, on a schedule or as a one-off. See mid rise window cleaning.

Gutter clearance

Gutters, hoppers, balcony channels and flat roof outlets cleared by rope access or from the ground, with photographs of what came out. See rainwater clearance.

Eyebolt and safety line testing

Annual testing and certification of roof anchors and horizontal lifelines, as we do for the Muswell Hill school. See eyebolt testing.

Cladding, render and bird proofing

Soft washing for cladding and render, and bird proofing for roofs, ledges and plant decks that pigeons have claimed.

Fire risk assessments and fire strategies

Working across the capital

Based in EC2. Paul Street is inside the North and South Circular, on the edge of the City, so most London addresses are under an hour from the office and an urgent call-out is a short drive rather than a day's travel.
Permits and licences. A MEWP on the public highway needs a licence from the borough, and the City of London and the Canary Wharf estate have their own processes. We tell you at quotation what your address needs and how long it takes.
Schools and occupied buildings. Work at schools goes into weekends and holidays. Work at student blocks goes into the summer break or the first week of September. Notices, timings and a supervisor on the ground come as standard.
Roof anchors first. Before we quote rope access we ask for the eyebolt certificates. If they are out of date we test them, because the whole job depends on them.
Repairs as well as cleaning. Where a window fault turns up during a clean, our window engineer can survey and repair it, as at Battersea, so you are not managing a second contractor.
Paperwork before people. Site-specific RAMS, a named supervisor and our insurance documents go to the building manager before the first visit.

How to book

Send the address and a photo of the building, and tell us what needs doing and how often.
We look at the building. Anything above five storeys, or with a roof to work from, gets a site visit first.
Fixed quote with the access method, the start time and any licence lead time.
The work, with RAMS signed off in advance and a note or a report when the job is done.

Common questions

Which parts of London do you cover?

All of it. Our office is in EC2 and our crews work from Enfield to Croydon and from Hammersmith to Stratford. The City of London and Canary Wharf have their own pages because the buildings and the rules there are different.

Can you work at a school?

Yes. The Muswell Hill primary school on this page books us for weekends and school holidays, and we plan every visit with the site manager so nobody is on the roof while children are in the building.

Do you clean student accommodation?

Yes. The Stratford tower and the Kensington and Battersea buildings on this page are all student or college accommodation, cleaned on annual programmes timed for the summer break. We also carry out fire risk assessments for student blocks.

Do you repair windows as well as clean them?

Yes. Our window engineer investigates reported faults, repairs what can be repaired on the visit and reports on what cannot, as at the Battersea studio building in June 2026.

How quickly can you get to an urgent job in London?

Do you carry out fire risk assessments in London?

Yes. Both of our assessors are IFSM registered and hold the NSA Level 6 Diploma. Blocks of flats, student accommodation, HMOs and offices across every borough are within scope.
