All elevations of a student accommodation building, cleaned for the facilities management company under a two-year planned maintenance contract. Booked for the first week of September, after the summer changeover and before the new intake arrived.

Newmarket Road, Cambridge

Rainwater goods clearance, November 2025 and March 2026

Balcony gutter channels, flat roof outlets and hopper heads cleared on every elevation. The March visit found compacted leaves and silt, standing water behind blocked outlets and displaced dome strainers, all cleared by IRATA-trained technicians on ropes with portable anchors. What we do in Cambridge

Window cleaning

Reach and wash from the ground up to five storeys, rope access or MEWPs above that, and internal glass by hand. Student blocks, offices, labs and colleges. See mid rise and high rise window cleaning.

Gutter and outlet clearance

Gutters, balcony channels, hoppers and flat roof outlets cleared before the autumn leaves block them, with photographs of what came out. See rainwater clearance.

How we work in Cambridge

  • Planned maintenance rather than one-offs. A contract with fixed visits for windows and gutters costs less per visit than calling us in when something is already blocked, and it means the building never lapses. The Newmarket Road contract is built that way.
  • Term dates. Cambridge fills up in October and again in January. Big external visits go into the summer break or the first days of September, before residents arrive.
  • Rope access where lifts cannot go. Balcony channels and set-back roofs are often out of reach of a MEWP. Rope access from tested anchors, or from portable anchors where the roof has none, is how the Newmarket Road gutters were cleared.
  • The historic centre. Vehicle access to the centre is restricted during the day, and many frontages are listed. We plan early starts, park where the rules allow and use purified water and soft brushes on stone and timber.
  • One trip, several jobs. Where a client has more than one building in the city, or we can pair a Cambridge visit with work along the M11, the travel comes off the price.
  • Paperwork before people. Site-specific RAMS, a named supervisor and our insurance documents go to the facilities team before the first visit.

How to book

  1. Send the address and a photo of the building, and tell us what needs doing and how often.
  2. We look at the building. For anything above five storeys, or a roof with balcony channels, we visit first and check the anchors.
  3. Fixed quote with the access method, the dates and, for a contract, the visit schedule for the year.
  4. The work, with RAMS signed off in advance and photographs at the end of every visit.

Common questions

Do you cover Cambridge from London?

Yes. Our office is at 86-90 Paul Street, London EC2A 4NE, and Cambridge is a straight run up the M11. Where a visit can be paired with other work on the route, or a client has more than one building, the travel comes off the price.

What is included in a planned maintenance contract?

Fixed visits through the year for the work the building needs, usually external window cleaning and rainwater goods clearance, with dates agreed in advance, the same crew where possible and a photographic report after each visit. The Newmarket Road building is on a two-year contract of that kind.

Can you clear balcony gutters on a student block?

Yes. Balcony channels are usually out of reach of a MEWP, so our IRATA-trained technicians clear them on ropes from the roof, using portable anchors where the building has no fixed ones. That is how the Newmarket Road channels were cleared in March 2026.

When is the best time to clean a student building?

The summer break, or the first days of September after the changeover and before the new intake. The Newmarket Road external clean was booked for the first week of September for that reason.

Can you clean the windows of a college or a listed building?

Yes. We use purified water fed through carbon fibre poles with soft brush heads and no detergent, which is the method conservation officers prefer on stone and timber. Vehicle restrictions in the centre mean an early start.

Do you carry out fire risk assessments in Cambridge?

Yes. Both of our assessors are IFSM registered and hold the NSA Level 6 Diploma. Student accommodation, blocks of flats, HMOs and offices are all within scope, and we can pair an assessment with a maintenance visit.
