Overview

SeeForth Services attended The Hudson, a prominent residential building in Kennington, South London, to carry out full dry ridge system installation and ridge tile renewal works following a condition survey that identified significant water ingress risk across the roof.

Survey findings confirmed that vented ridge tiles on the low-pitch roof were allowing driving rain to enter, with visible signs of damp recorded inside the loft space directly beneath. Numerous ridge tiles across the building were found to be broken or incorrectly bedded — a mix of sand and cement mortar and mastic sealant had been used in various locations, with several areas showing no seal at all. The roof presented multiple active and potential water ingress points requiring a full systematic solution rather than piecemeal repairs.

The problem wasn't one broken tile. It was a roof that had never been properly sealed.

The work

Following the survey findings, SeeForth Services recommended and completed the full removal of all existing ridge and hip tiles from site. The old mortar beds and failing sealant were cleared back to allow a clean installation of a new dry vented ridge system throughout.

The dry ridge system was mechanically fixed across all ridge and hip lines, providing a weathertight seal while allowing controlled ventilation of the loft space and roof timbers — eliminating the moisture risk that the original vented ridge tile design had created. New ridge tiles were then supplied and installed across the full roof to complete the works and ensure no residual leak paths remained.

All remedial repairs were completed on 22nd February 2023, with a full post-works photographic report issued on completion.

The results

All ridge and hip lines across The Hudson were completed with the new dry vented ridge system and new ridge tiles by 22nd February 2023. Water ingress risk through the ridge line was fully eliminated, and the loft space ventilation was restored to an appropriate standard without the damp risk posed by the previous vented tile design.

The client received a full post-works photographic report confirming completion across all elevations, with the roof left fully weathertight and in sound condition throughout.
